From Lakewood Ranch’s earliest beginnings in the 1990s, the concept put forth by the developers, Schroeder-Manatee Ranch, has been driven by a sense of balance between building and preservation. While the financial goals of the builders and developers undoubtedly take front seat in the growth of this master-planned Florida community, one must look at the inevitable growth southwest Florida has been experiencing overall and know that conscientious, proactive development has been key in the development of Lakewood Ranch. To harness this wave of growth and manage the land in the most optimal way for the area has been a top priority. Their success at this is demonstrated in their creation of one of the most attractive award-winning Master-Planned communities in the nation, with the last four years having achieved top selling status as well.
The “Green” Goals of Lakewood Ranch
Since March of 2004 more than 14,000 of her 33,000+ acres have been certified “green” by the Florida Green Building Coalition. This is a testament to the Schroeder-Manatee Ranch commitment to maintain the natural beauty of the area through preservation of open land, recreational spaces and natural parks. Currently there are over 150 miles of multi-surface trails with nine community parks and three county parks.
Lakewood Ranch: Moving into 2023
As Lakewood Ranch moves into 2023, what’s next? Nearly thirty years after the first home was built, as of this writing Lakewood Ranch consists of approximately 4500 homes with a population of 55,000 in 25+ subdivisions, referred to as ‘villages’. The majority of Lakewood Ranch residential homes have been located in the Manatee County portion of the land, but now there are over 5000 homes located in the Sarasota County side of Lakewood Ranch in the villages of Waterside.
Moving into 2023 a host of new communities are in the works across both counties. These beautiful communities will continue to provide the variety of homes that this multi-generational area has been known for. Currently underway are an array of homes from attached villas to multi-family apartments to estate properties, located in communities that will provide amenities for growing families such as Sweetwater to 55+ communities such as Cresswind to a unique small luxury community soon to break ground, which is Monarch Acres, with larger 1 acre lots.
